Wembley Park Masterplan
SYSTRA has been advising Quintain on the Wembley Park Masterplan which seeks to deliver up to 5,000 homes together with commercial uses in and around Wembley. The Wembley Park Masterplan will become the largest build to rent development site in the UK.
SYSTRA Ltd assisted Quintain with the initial outline application for Wembley Park Masterplan and have subsequently provided access consultancy services on the various reserved matters applications. Given the proximity of the various sites to Wembley Stadium, an event day access strategy was formulated to take account of event day restrictions on the surrounding highway network. Canada Court, Wembley:
SYSTRA provided inclusive access advice on a scheme for 743 residential units (396 PRS / 346 Discount Market Rent) together with a 91 space coach park and ground floor retail and commercial units. As part of this, SYSTRA presented the scheme to the Brent Access Forum; which is comprised of local access groups and charities.
Plot E01-E02, Wembley:
SYSTRA provided inclusive access advice and prepared an Access Statement in support of a reserved matters application for 633 residential units (380 PRS / 248 Affordable) provided over three blocks varying in height between 12 and 15 storeys. The development also provided 5,922sqm of commercial space at ground floor together with a crèche and multi-use games area (MUGA). The Brent Access Forum were consulted on the scheme.
Plot W06, Wembley:
SYSTRA provided inclusive access advice for the development of an eight storey block comprising 13,476 sqm of B1 office space with retail space at ground floor and an 11 storey building providing 150 PRS residential dwellings. The development was located in close proximity to Wembley Stadium and was largely car free, hence connectivity to public transport was a key consideration for the Site. Servicing, safe escape strategies and horizontal and vertical circulation within the development were carefully considered. The Brent Access Forum were consulted regarding the scheme.
South West Lands Phase 2, Wembley:
SYSTRA provided inclusive access advice and formulated an Access Statement in support of a reserved matters application for 553 dwellings split between three plots ranging between 14 and 20 storeys in height. The Residential units were split between Private Rental Sector (PRS) and affordable tenure with associated landscaping for these residential units. The Brent Access Forum were consulted on the scheme.
Southern Park, Wembley:
SYSTRA produced an Access Statement in support of a reserved matters application for the Southern Park at Wembley, to ensure it is designed to make it a welcoming, inclusive place for all. The Access Statement assessed the route alignment, levels, gradients and public realm accessibility and inclusiveness within the park.
