Thameside West, Silvertown
SYSTRA was commissioned by Silvertown Homes and Keystone Developments on behalf of GLA Land & Property in November 2018 to provide access and inclusive design consultancy services, in support of a hybrid planning application concerning the redevelopment of Thameside West, Silvertown.
Working in collaboration with John McAslan & Partners, SYSTRA was responsible for preparing an Access Statement detailing how the principles of inclusive design were incorporated into the development. This involved a review of the scheme proposals, covering inclusive design for all land uses.
The outline planning application, submitted in 2019, incorporates approximately 5,000 residential dwellings with complementary light industrial, commercial and community land uses, in addition to a 1km waterfront. The detailed planning application incorporated 460 residential units, approximately 3,400sqm of flexible employment and retail space, cycle parking and wheelchair accessible car parking spaces on site.
The unique location of the Site provided multiple constraints, these included: the City Airport flight path which restricted the height of the buildings; the Emirates Airline Cable Car which created a no-build zone at the Site centre; the Jubilee line and a road tunnel prevented building work on land directly above; and the DLR which crosses half of the Site.
The hybrid application was approved by the London Borough of Newham in August 2020, with construction currently underway.
