New Bermondsey, Lewisham
SYSTRA was commissioned by Renewal in 2018 to provide access and inclusive design services in support of a hybrid planning application for the redevelopment at Surrey Canal Road, termed New Bermondsey. This application seeks to regenerate and transform 6.5 hectares of existing land dominated by industrial uses into a new vibrant neighbourhood, featuring residential, commercial, industrial, leisure and community land uses. The planning application will be accompanied by the construction of a new station on London Overground’s South London Line, delivered via Housing Infrastructure Funding.
SYSTRA collaborated with Studio Egret West as the project architects in producing an Access Statement to provide evidence of how the development had been designed with the principles of inclusive design ingrained. The detailed application includes 600 dwellings and communal garden space as well as a 3,700 square metre auditorium for community uses. All elements of the detailed application were audited as part of the Access Statement to outline how the principles of inclusive design were incorporated into the development. This covered a detailed review of the residential scheme layouts in accordance with Approved Document Part M (2015).
The Site is unique in that it is bounded by railway lines on three sides as well as being subject to steep gradient changes both of which presented significant challenges. The site is situated on land which surrounds Millwall FC’s stadium which is subject to separate expansion plans. Approximately 3,500 residential units will be provided across the entire site, with 10% of dwellings being designed for wheelchair users.
